Starting Jan 1, 2026, SB24-005 restricts installing new, high-water turf (commonly Kentucky Bluegrass) in "nonfunctional" turf areas, in decorative, or in non-recreational spots on commercial, industrial, and HOA properties. You cannot replace grass in non-functional areas with the same high-water turf grass. It must be native or new low-water blends. Nonfunctional areas such as medians, business entrances, or common areas not used for recreation are the areas targeted.

In a climate like Colorado Springs, things like smart controllers, rain sensors, gate valves, flow monitoring are all very helpful, but the biggest driver behind our success in irrigation is our weekly irrigation checks. These allow us to adjust heads and rotors for coverage, seasonal adjustments (knowing when to increase or decrease due to weather events), etc.

We utilize technology that geo-tags the photos we take while we are onsite. This software also allows us to share property reports with managers and HOA boards with before and after photos. We document every visit to your property with photos and GPS in the vehicles, as added backup in case of an internet/software outage.

Our best advice is to keep the turf grass you currently have as healthy as possible. You can do this with regular irrigation checks, approving timely irrigation repairs, head-to-head coverage, fertilizing at the right time of year, and aeration with overseeding.

We recommend allowing native grass to go to seed, so we don't suggest clearing of native grass more than 3 times a grow season. Mowing too frequently, will prevent the area from re-seeding itself and will likely cause erosion and washout issues.

We establish a single point of contact as often as possible. This streamlines our communication, prevents confusion or miscommunication, and allows one person (usually the community manager) to direct the day-to-day operations while the Board focuses on their community. That said, we have an open door policy and are happy to speak to any designated agent.
Almost all of it. We only install plant materials that are native to Colorado. Plantings in a xeriscape will be watered with a drip system, but will likely survive on water they recieve naturally.
That depends on weed barrier fabric and if it is installed properly. Fabric fails over time, birds drops "gifts" carrying seeds on top of fabric, so, no. You will likely never be weed-free, but you can be weed prepared by uitilizing our Plant Health Care program.
It is, especially if you leave or install irrigation to run in the hot times. We also have special pet-friendly artificial turf that doesn't heat up as much in the sun. Our dogs LOVE our artificial turf!

We prefer native conifers and sturdy deciduous trees like maples, which are flexible, have strong-jointed branches and deep, expansive roots. Although elms grow well here, they are considered invasive and should be removed immediately.
